One of the great advantages of renting is that you aren’t responsible to fix things when they break. As long as you take good care of your unit, and communicate with your property manager when there’s a problem, things should go smooth. There are situations, however, when we’d like to hear from you, even though it may not involve a problem with your unit.
First, consider both your general responsibilities as a tenant, and what is reasonable under the circumstances. Unless is it an absolute emergency, repairs should be left to your landlord. When something breaks you need to notify us immediately. We have a full time staff of repair technicians ready to address critical and non-critical situations that pertain to your unit.
Here’s a short list of problems we’d like to hear about:
There may be times when you feel you can make the repairs yourself, or make arrangements with a reliable contractor. While this is sometimes acceptable, we need to approve any and all repairs to your unit, and be given a reasonable time to respond to your request for repairs. If you get approval to handle the repairs, be sure to properly document your expenses for reimbursement.
What about problems outside your unit? If you see obvious problems in common areas, unsightly storage of items or debris on neighboring or adjoining units, problems with tenant parking, or experience repeated disturbances from neighbors, we want to know about it. Of course if for any reason you have any concern for your safety, be sure to call 9-1-1.
